From a Dated Bungalow
to a Full Two-Storey Home

The client — a real estate investor — purchased the property as a small, single-storey bungalow. Our scope was a complete second-storey addition: new structural framing, a full building permit and engineering package with the City, and a top-to-bottom interior renovation including a new open-concept main floor, kitchen, and finishes throughout.

The investor's total investment — the $200,000 purchase plus roughly $200,000 in construction — put the all-in cost at around $400,000. The home sold for $650,000 once complete, before accounting for the investor's own selling and carrying costs. It's one of the clearer examples of how a well-scoped addition can change what a property is worth.
